  • What We Do

    The Physical Planning Section (PPS) is established within the Lands & Surveys Department and was granted the administration of the Land Subdivision and Utilization Authority, the body responsible for reviewing applications for subdivision of land in Belize. The Authority was established in 1981 under the Land Utilization Act, Chapter 188 of the substantive laws of Belize.

    Processing of all applications for subdivision under the Land Utilization Act and functions as the Secretariat of the Land Subdivision and Utilization Authority, established in 1981.

    Processes applications for the erection of any permanent or semi-permanent structure to be constructed over the seabed and the 66 feet reserve such as piers, wharves, seawalls, restaurants, and dive shops.

    Advises on the best utilization of land and provides land-use guidance through the Special Development Area Program, under which zoning plans are prepared. With this tool, the PPS provides information to investors and other stakeholders concerning the purchasing and utilization of land in Belize.
